The site has incredible views to the east and south. However, a new house obstructed the view to the southeast, and there were flood zone and tight Floor Area Ratio issues to accommodate. The solution was generated by angling the kitchen appliance wall to the southeast, thereby blocking out the non-desired view of the neighbor’s house, and swinging the breakfast area to the east view, and the family room to the southern view-each with accompanying outdoor spaces. The formal living room, due to space restraints, doubles as a library. Upstairs, three bedrooms and the master suite rotate to the views around a two story, sky lit stair hall which is anchored at the ends by the office and playroom areas which are in the round, providing panoramic views and abundant sunlight. The high gloss white interior bounces light off the pale maple floor that recall the sandy beaches that sit outside.
